Does it Really Make a Difference?

One of the hottest real estate trends today is home staging.  What exactly is “home staging,” what does staging cost, and will it help me sell my home?

Home staging is an interior decorating technique for making the most of a property's features, and making it more appealing for a potential buyer. According to local home stagers, sellers can count on higher sale prices and/or fewer months on market as a direct result.

I must admit that when the Home Staging craze first was conceptually introduced to me, I thought it was a racket.  It simply made no sense to me that someone could make a living re-arranging furniture, de-cluttering, and enhancing curb appeal.  But now, I have to admit that I was wrong.

It doesn’t make sense for every homeowner, and the key is to select an experienced professional stager with a track record.  Because there is no licensing or investment required to become a ‘stager,’ homeowners need to do their homework.  Your REALTOR can recommend several for you to interview, and a good stager will give you an estimate based on a complimentary consultation.

What Does Home Staging Cost?

Some home stagers charge by the hour, some will give you a fixed price for a project.  It also depends on whether or not your property is vacant, and they will be delivering rental furniture, art and plants, or if they are simply working with what you already have.  We have had clients who have invested three hundred dollars, and clients who have invested several thousand dollars (including furniture rental); in every case, however, our sellers and their agents insist it’s a small price to pay to generate an offer in this market.

If you invest $1,000, and it results in a better offer 3 months sooner than without staging, your investment paid serious dividends!

Can’t I Stage My Home Myself?

Maybe.  A REALTOR with an experienced eye can definitely lend some guidance for a “do it yourself” staging project.  Clearing countertops and removing photos and art from your refrigerator, removing large pieces of furniture and grouping sofas, tables, and chairs to enhance the “flow” of each room, and thinning out closets are definitely not projects that a professional stager is a must for.
