5 Things You Must Do to SELL Your Home in Today's Market

It is more important than ever to hire the professional services of a REALTOR in the marketing and selling of your home in this current market.  How your home is prepared and positioned in the market will determine how quickly it will sell or, in some cases, if it will sell at all.

 

Today’s buyers have expectations and they are going to buy the home that meets or exceeds these.  This is true for the first time home buyer or our senior population who may be looking to downsize and move to an adult active community or in an independent living facility.

 

Buyers are looking for the “turn key” home.  Move in and only make changes that they want to make.  Think of your home as a clean palette…so buyers can envision themselves living there!!!

 

The 5 areas to consider are:

 

1. Exterior

2. De-clutter and Depersonalize

3. Interior Condition

4. Price

5. Marketing

 

Let us begin with the Exterior.  the very fist thing a potential buyer sees when they pull up to your home is the surroundings and exterior of your home.  Landscaping needs to be trimmed and weeded, bushes, shrubs trimmed, grass mowed on a regular basis, leaves raked; and fresh mulch does wonders! Exterior siding and brick should be power washed, gutters cleaned out, railings painted, and cornice and trim cleaned or painted. Don’t forget to edge and power wash the driveway and pavement.  Pay attention to back yard as well.  This includes decking, porches and landscaping.  If a buyer sees an inviting outside, that will make them excited to get in the front door. 

 

 When they arrive at the front door, the first impression will give the buyer a hint as to how the interior has been maintained.  Has the door been freshly painted or stained? 

 

The second focus is the interior of home.  Begin by taking steps to de clutter and depersonalize.  Go through your home and remove all personal pictures of family and friends, it is a good way to start packing!!!!  Put your buyer hat on and look at your home through a potential buyer’s eyes.  Sometimes less is more….. Too much furniture and personal items make a home seem smaller and not as desirable.  Remember that how we live in a home is very different than how we sell a home.

 

You want buyers to imagine themselves living here and visualizing where they would put their furniture etc.  When a home is too cluttered, that is what they will remember after they have viewed it.  Buyers want to see your home not your stuff!!!

 

You can rent a POD or storage unit to store excess items, the garage can be used as a last resort, garages help sell homes too!  Go through closets and remove one half of their contents, make sure they are neat and decluttered as well.

 

Third is the interior condition of your home.  The buyer would like to move in and not have to do major renovations.

 

Fresh neutral paint goes a long way; you may like shocking pink, but the average buyer probably does not.  Clean or replace carpets, if you have wallpaper consider having it removed or professionally painted over. 

 

Make sure bathrooms have fresh caulk, clean tile and fiberglass.  If you have done renovations it is a good idea to have a list ready as to when you did your updates such as roof, appliances, HVAC, countertops etc.

 

It has been said in today’s Market to sell your home “it is a beauty contest and a price war and you have to win both”!  We have taken care of the beauty part; now let us discuss the price:

 

This is very important and where your professional REALTOR comes in. You want to price it right as soon as it goes on the market.  The first two weeks are critical.  If no one is calling to see your home, it most likely is priced too high.  Your REALTOR will have current statistics to look at including which homes have sold, are currently on the market, expired and pending sales.

 

The mindset of “start high and let them make offer” does not work in today’s market.  While you are waiting for that buyer, they are out looking at homes that are priced right and move in ready!!!  You have lots of competition in the market place, how is yours going to rank with the rest? You want yours the best value in the neighborhood!

 

Last but definitely not least, the fifth item is the marketing of your home.  In a nutshell if all above things are being taken care of….
