The Settlement at Powhatan Creek

Active Adult Living at its Best!

By: Susan Smith

The Settlement at Powhatan Creek is a gated custom home community for active adults aged 55 and older. Located on Monticello Avenue, heading west, it is an area of gently rolling scenic beauty and is just minutes from New Town and Colonial Williamsburg. The development is set on 225 acres and is approved for 400 homes. Currently, the planned 280 manor homes, cottages and townhomes are finished, under construction or slated to be built. In the future, a 20 acre tract near the front will become the home for 120 condominiums for seniors.

The neighborhood is bordered by historic Powhatan Creek and is close to the 50 mile biking and walking Capital Trail and its wetlands. Two-thirds of the community’s acreage has been designated for natural and protected green space, thus providing wonderful serenity for the residents.

In addition to all its natural beauty, amenities abound including the spectacular 15,000 sq. ft. club for residents. This is the heart of the community, with its two swimming pools, one for summer and one for winter. The club overlooks a beautiful pond. The wonderfully detailed and decorated building contains a spacious ballroom with a large full kitchen available to residents for weddings, parties, etc. There are various rooms and spaces throughout the club designated for aerobics, exercise, billiards, lounging and the many activities available to residents. The club also affiliates, for a fee, with the Williamsburg National Golf Club, app. a mile away.

The settlement is a wonderful community in which to live, play and relax!
